February Statistics and updates

Several changes have been done to the statistics page.

Distressed sales statistics (lender mediated assisted sales: REO, short sales, pre-foreclosure, foreclosure) are now compiled in a monthly report.  Additionally, information by each neighborhood is available for registered subscribers. Reports for each month is made available a couple of weeks after the month ends.

To the real estate statistics themselves; Chicago has seen similar trends as in the past few months.  Inventory continues to decrease across all categories with contracts being written on the rise.  This trend is likely to continue as we enter into the spring markets.

Te pending mortgage relief in negotiations with states attorney generals and the five major banks could affect actual inventory and pricing.  Depending on the outcome, more homeowners may find alternatives for their underwater mortgage versus a short sale or strategic walk away.  The proposed $25-billion deal would be the largest since the $206-billion settlement with the tobacco industry in 1998.
